I'm not sure they can do much with that without tearing it down and rebuilding it.

Indeed. And I assume as it is no longer used for its original purpose - channeling smoke and hot air - they will have to do something to protect it (after it has been rebuilt) against humidity in the future. Smokestacks aren't meant to stand around doing nothing.
